Sandspit Road Development

Box Properties Investments Ltd proposed development of 70 apartments on the old Steward Motors site along Sandspit Road

Current Status

At the moment we do not have a lot of information to provide. Residents will be aware that the developer appealed to the High Court against a number of points in the Fast Track Panel decision declining the most recent resource consent application. Each appeal point was rejected by the Court.


The site, along with much of Auckland, is now subject to re-zoning. Under Plan Change 120 the proposed zoning changed to Terrace Housing and Apartment Buildings (“THAB”). This would permit 22 metre high apartments – well in excess of the earlier proposals by the developer. That zoning is now uncertain. Central Government reduced the number of dwellings that the revisions required from 2 million dwellings – over 6 million people at current average occupancy rates - to 1.4 million dwellings.


We have been told that under some possible revised scenarios the THAB zoning will no longer apply to Litten and Sandspit Roads. However, Auckland Council still needs to make final decisions on exactly what it considers appropriate. This preference will then be referred to the Independent Hearing Panel that has been set up to make final detailed recommendations on changes to the Unitary Plan.

Costs

Legal costs have been met substantially by Reydon Place Residents Society Inc, with assistance from a grant and a contribution from CBRRA.
