The Cockle Bay Residents & Ratepayers, Inc. Annual General Meeting, 2026
Please come join us for the Cockle Bay Residents & Ratepayers Association, Inc. annual general meeting. We'll be discussing a number of topics, including how Plan Change 120 will affect you, infrastructure and flooding management, and other things your Association has been up to for the last 12 months. Please note: This is not our usual venue!
Do you know how you might be affected by the latest proposed modifications to the proposed Plan Change 120 requiring housing intensification across most of Auckland?
Do you know if your property is considered to be on a flood plain or flow path? Properties at risk of flooding, even on higher ground, may be subject to new proposed provisions.
What will this mean for your future rights and responsibilities as a property owner?
Do you know the latest updates to changes to the proposals for 22 metre high Terrace Housing and Apartment Buildings along Litton Road, Sandspit Road and Meadowlands Drive? Or when final decisions will be made?
We are fortunate to have a speaker from Auckland Council’s Healthy Waters coming to our Annual General Meeting to provide more information on some of the proposed changes, particularly relating to flood plains, flow paths and stormwater management, and how these may affect you and your property.
Other topics:
Progress on Housing Intensification Plan Change 120
Infrastructure costs to support intensification
Auckland Transport’s proposed crossings on Cockle Bay, Pah and Churchill Roads, and Shelly Beach Parade
Development progress on Steward Motors site
Proposed subdivision of section on Pah Road
Restoration of walkways from beach to Pah Road
What your Association has been doing over the last 12 months
Anything you wish to raise!
Everyone is welcome, so please come and join us!
